Rent caps in LA County for 2026–27

Caps change every year: AB 1482 resets August 1, and each city ordinance resets on its own date (July 1 for the City of LA and unincorporated County; others range from September to January). The cap that applies is the one in effect on the day your increase takes effect, not the day you send the notice.

How it works

Three questions decide your cap

Where is the unit?

Fifteen LA County jurisdictions have their own rent ordinance, including the City of LA, Santa Monica, Pasadena, and unincorporated County areas. Elsewhere, the statewide cap usually applies. We resolve the rule by jurisdiction, not ZIP code.

How old is it, and what kind?

Local ordinances cover older buildings. AB 1482 exempts buildings less than 15 years old, and individually owned houses and condos when the tenant got the exemption notice.

When does the increase start?

The effective date picks the cap period and sets your serve-by date. AB 1482 also measures the cap from the lowest rent in the past 12 months.

By jurisdiction

"Researching" means a city isn't on the state's chart of local ordinances and we haven't checked its code yet; the statewide limit applies at most. Outside LA County? Choose "Somewhere else" in the calculator.

How we verify

We'd rather say "we don't know yet" than guess.

Every rule on this site is a record with its source, the period it covers, and the date someone checked it against the official text. Records are never edited after publishing; corrections get a new record and a public changelog entry.

Questions

Common questions

How much can a landlord raise rent in LA County in 2026?

It depends on the law that covers the unit. For increases taking effect Aug 1, 2026 to Jul 31, 2027, AB 1482 allows up to 8.7%. Units under the City of LA RSO are limited to 3% (Jul 1, 2026 to Jun 30, 2027), and units under the unincorporated County RSTPO to 1.919%.

How much notice do I have to give?

30 days if the total increase over the past 12 months is 10% or less, and 90 days if it is more than 10% (Civil Code 827). The calculator gives you the serve-by date.

Is my single-family home exempt from AB 1482?

A single-family home or condo owned by an individual, not a corporation, REIT, or LLC with a corporate member, is exempt only if the tenant received the written exemption notice required by Civil Code 1947.12(d)(5). Without that notice, the cap applies.

My building is new. Does the cap apply?

AB 1482 doesn't apply to units with a certificate of occupancy issued within the previous 15 years. It's a rolling window, so a building finished in 2011 becomes covered during 2026.

Is this legal advice?

No. It's general information compiled from public sources, with a link to each one. Rent laws have exceptions we don't cover, such as pass-throughs and surcharges. For your specific situation, ask your city or county housing agency or a California attorney.
